Location
Unieście is one of the most attractive, seacoast towns, with an administrative border with the town of Mielno, yet they are practically combined into one holiday location as a consequence of tourism development. Unieście is located on a sandspit separating the lake of Jamno and the Baltic Sea; it is distanced from the town of Łazy by ca. 9 km, 16 km from the city of Koszalin, and 35 km from Kołobrzeg. The town has a very good PKS [Polish public transport enterprise] communication links with Koszalin, and in the summer period the town features in the time-table of the public communication of the city of Koszalin. Pure air, clean waters in the lake of Jamno and the Baltic Sea, as well as closeness to greenery constitute perfect conditions for leisure, recreation, and opportunity to participate in numerous water sport disciplines – sailing, canoeing, windsurfing –, as well as become decisive in establishing rehabilitation centres or health-resorts.
Description
The newly subdivided real properties are located in the south-east part of Unieście, in a faraway place, beyond the central development area of the settlement. The neighbourhood of the real property is constituted by the areas of a military recreational resort to the west, a real property of similar characteristics to the east, plots being sold in favour of private owners to the north, and the Jamno Lake to the south. The plots have regular shapes, resembling rectangles. Vehicle access to these plots is provided from the north, directly from the communal road (Mielno – Łazy), and further on via internal roads, depending on the location of a given subdivided plot. Topography is flat in the major part, with a slight slope towards the lake. Only in few places the land is grown by natural greenery in the form of trees and shrubberies. Rush vegetation can be seen along the coastline. Fencing has been preserved mainly at the west side and comes from before the subdivision of the real property. After the subdivision survey, 15 plots are intended for sale, of 940m2 to 5,204m2 in area. Internal roads – a plot of 7,113m2 in area – shall be sold in equal plot ratios in favour of the future owners of the real properties.

In accordance with the Study of Conditions and Directions of Spatial Development of the Mielno Commune, the plots are contained within an area specified as the areas of open, low-height and medium-height service and residential development. The technical infrastructure needs to be connected to the communal system.
