Estate description

Location

The real estate is located in the western part of the city of Poznań, at a distance of approximately 8 km from the centre and approximately 2 km from the western boundary of the city, near the national road no. 92.

In the vicinity of the real estate there are undeveloped areas for service development, forested area, Ławica civil airport and undeveloped area of greenery and housing estate of single-family houses.

The real estate does not have direct access to a public road. The Mayorof the City of Poznań in accordance with Regulation no. 497/2011/P of 1 August 2011 gave his consent to establish a paid land easement of passage and carriage on the real estate owned by the City of Poznań located in Poznań at ul. Margonińska constituting plot no.  1/4 with area of 5.0205 ha, sheet m. 29, Krzyżowniki precinct, recorded in KW PO1P/00111400/9 for the benefit of each owner of the plots no. 24 and 25/1.

Description

The real estate consists of two neighboring non-developed plots: registry no. 24 with area of 1.7713 ha, and 25/1 with area of 1.5616 ha. The real estate area is mostly flat, overgrown with isolated trees and grassy vegetation. In the western part of plot no. 24 there are remains of backstop structure (bricked fragments of walls and earth embankment), used formerly for the purposes of a military shooting range. In the eastern part of plot no. 24 an artificial several-meter high mound is located.

Adjacent real estates are fully equipped with technical infrastructure networks. Plots no. 25/1 and 24 do not have the connections to the technical utilities network.

In the Study of the Conditions and Directions of Spatial Development of the city of Poznań (Resolution no. LXXII/1137/VI/2014 of 23 September 2014), plot no. 24 is marked with U symbol – the areas of low service buildings, while area of plot no. 25/1 is partially marked with U (approximately 50% of the plot area, northern part), and partially with TKL symbol – airport areas (approximately 50 % of the plot area, southern part).  

Plots no. 24 and 25/1 are not in the Limited Use Area of Poznań – Ławica airport for which Resolution no. XVIII/302/12 of Sejmik of Wielkopolskie Voivodeship of 30th January 2012 on establishing a limited use area for Poznań-Ławica airport in Poznań (Official Journal of  Of the Wielkopolskie Voivodeship of 14.02.2012, item 961) is binding.
