Estate description


The real estate is located in the precinct of 0023 Ławica II, in the vicinity of single-family residential housing areas, former military areas and the airport.

The plot does not have direct access to a public road. Access is provided from ul. Lotnicza through plot no. 163/7. Plot no. 163/7 constitutes a road with the bituminous road surface with sidewalks and the extension of ul. Lotnicza. Its area has been included in the design of the local plan "Poznań – Ławica Airport and III Communication Frame north – western section in Poznań", according to which this plot is to constitute a public local road marked with symbol KD L.

When selling the plot 163/15 the road easement shall be established, consisting in the right of way and passage through the plot no. 163/7 for the benefit of each owner for the time being of plot no. 163/15.


The plot is developed with:

 – storage building for accomodation equipment no. 39 with the usable area of 39.10 m2 ;

 – boilerhouse no. 40 with the usable area of 528.49 m2 ;

 – building hydrophore and water treatment station no. 61 with the usable area of 201.69 m2 ;

 – office – staff building no. 62 with the usable area of 477.02 m2 ;

 – storage building no. 64 with the usable area of 131.10 m2 ;

 – building no. 65 with the usable area of 642.80 m2 ;

 - technical – operational building with water tank no. 60 with the usable area of 120 m2 ;

 – technical – operational building with water tank no. 63 with the usable area of 120 m2 ;

 – car wash no. 103 with the usable area of 128 m2.

Furthermore, on the plot there are the roads and yards hardened with the bituminous mass with the area of 1,350 m2  and with the poured concrete on the area of 2,260 m2 .

At the buildings no. 62 and 61 a sidewalk is located, hardened with the concrete sett on the area of 190 m2 .

Through the western part of the plot 163/15 runs the part of a military railway siding no. 708, which has lost its operational usefulness.

The plot 163/15 has in the part of its eastern border the external fencing with the length of 113 lm., height 2.0 m, made of steel sheet fixed to the metal posts anchored in the ground.

On the plot 163/15 there is also An internal fencing long 100 lm., height 2.0 m, made of the prefabricated elements of reinforced concrete embedded in between the reinforced concrete posts anchored in ground.

Undeveloped and the non-hardened area of the plot is overgrown by the untendered grassy vegetation, trees and shrubs.

The area of the real estate location has full equipment with infrastructure network of technical utilities of the area. The new connections to the technical infrastructure networks must be made for the facilities planned for the implementation on the plot.  As a result, the buyer of the real estate will be obliged to conduct the relevant agreements with the utility suppliers, as well as to perform at his/her own cost the connections to the water, sewerage and electrical power networks, on the conditions obtained from suppliers.

There is no valid local development plan for the area of the real estate.

In the study of the conditions and directions of the spatial management of the city of Poznań (resolution no. LXXII/1137/VI/2014 of the Poznań City Council dated on 23 September 2014), the area of the plot 163/15 is located in the zone marked with symbol U – the areas of the service building with acceptable supplementing function: greenery (e.g. parks, squares), scientific – technological parks, the areas of communication and technical infrastructure.

The plot 163/15 is partially located in the Restricted Use Area of the Poznań – Ławica airport, for which the resolution no. XVIII/302/12 of Council of Wielkopolskie Voivodeship of 30th January 2012 is binding.

In the internal area of the Restricted Use Zone the following buildings are located:

 – parts of the buildings 40, 39 and 65.

In the external area of the Restricted Use Zone following buildings are located:

 – parts of the buildings 40, 39 and 65 and the whole buildings no. 61, 62, 64 and the structures no. 60, 63, 103.
