The real estate is located in the northern part of the Wielkopolskie Voivodship, in the poviat of Złotów. The Poviat has convenient connection with whole Poland. Two national roads run through its area: no. 11 Poznań – Koszalin, no. 22 Gorzów Wielkopolski - Gdańsk along with voivodeship roads and railway routes. The vicinity of the real estate consists of forest areas and areas intended for forestation from the East the border of the real estate is the Czarna river. The distance to the town of Okonek is ca. 4 km.
The real estate does not have direct access to a public road. The access to the real estate is possible through plots no. 8213/2, 193/3 and 194/4 constituting the ownership of the Forest Inspectorate Okonek, and consequently the buyer of the real estate should apply to the Forest Inspectorate for an establishment of relevant road easements.
The Real Estate is the area of a former military training ground. Currently, it is an undeveloped area, overgrown with grassy vegetation, partially grown with trees and bushes. It is crossed by ground roads. The topography is flat, in some places slightly hilly.
According to the provision in the land register the area of plot 193/6 is classified as:
- on the surface 14.66 ha as Tr - various areas;
- on the surface of 0.4800 ha as dr – roads.
The area is not connected to any technical utilities.
A square with bituminous pavement in poor technical condition is located on the plot.
According to the Decision of the Mayor of the Town and Gmina of Okonek dated 2004.06.09, in order to provide access to a public road to plots no. 193/5 and 173/3 it is required to charge with road easement plot no. 193/6.
For the area on which the real estate is located, the local spatial development plan of the City and Gmina Okonek – the city Okonek, approved with Resolution No.LII/295/2010 of the Municipal Council in Okonek of 23 February 2010 is in force. According to this plan plot 193/4 has the following functions:
- 26ZP – green leisure areas,
- Kx – areas of pedestrian communication and cycling,
- 36U, 37U and 38U – areas of service buildings,
- 71KDW – areas of internal roads,
- 18K – areas of sewage system,
ZN – areas of unarranged greeneries.
